Luxury hotels often promise distance from the city. Koenigshof takes a more compelling approach. It occupies one of Munich’s busiest locations, embraces its energy and then lifts guests above it.
HOTELS
Set directly on Karlsplatz, known locally as Stachus, Koenigshof, a Luxury Collection Hotel, Munich presents a city retreat shaped by architecture, privacy and carefully framed views. The property includes 106 rooms, 41 suites, several dining spaces and a private spa, all within walking distance of Munich’s historic core.

Location
Koenigshof stands at one of Munich’s most active urban points. Trams, shops, pedestrians and traffic give Stachus a constant energy, while the hotel creates calm through elevation instead of separation.
Marienplatz and the Town Hall sit around five minutes away on foot, with Frauenkirche, the historic old town and Viktualienmarkt also nearby. The Pinakotheken offer another easy walk, while the English Garden, Eisbach wave and Theresienwiese remain accessible for guests who want to explore farther.
The proximity of Munich Central Station also makes the property practical for short stays, business visits and longer itineraries that include regional travel. Koenigshof’s address allows guests to experience the city directly, with many of its main cultural and architectural landmarks close at hand.

Architecture and Design
Nieto Sobejano Arquitectos designed Koenigshof as a sculptural addition to central Munich. Its exterior introduces a distinctly contemporary form among the surrounding historic buildings, establishing an identity through depth, proportion and a carefully articulated façade.
The most effective architectural decision becomes clear upon arrival. Instead of entering a conventional ground-floor lobby, guests ascend to reception on the third floor. This shift immediately changes the atmosphere. The movement of Karlsplatz remains visible below, while the hotel opens into a calmer environment furnished with books, artworks and selected design pieces.

The lobby feels closer to a private cultural salon than a formal reception hall. Warm materials and soft furnishings balance the building’s stronger architectural lines, while large openings maintain a visual relationship with the city.
Terraces on the third and ninth floors extend that connection. From these elevated spaces, guests can look over Karlsplatz, the Justizpalast and Munich’s rooftops. The city remains present throughout the stay, though the hotel controls how guests encounter it.

Rooms and Suites
Koenigshof offers 106 rooms, including 41 suites that range from 60 to 250 square meters. Generous proportions distinguish the accommodation from many centrally located city hotels, particularly in the larger categories.
The interiors favor warm materials, uncluttered layouts and a restrained approach to decoration. Views toward Karlsplatz or the Justizpalast give many rooms a strong sense of place, while the elevation provides distance from the activity at street level.

The suites support longer stays through expanded living areas and greater privacy. At the top of the offer, the Grand Presidential Suite measures 250 square meters and includes an integrated private spa with a pool, sauna, experience shower and dedicated lounge.
The scale feels substantial without turning the suite into a display of ornamental luxury. Its strongest quality comes from the relationship between private space, wellness and the view over Munich. On clear days, the panorama extends toward the mountains.

Dining
GRETA OTO occupies the ninth floor and gives Koenigshof its main evening destination. The South American restaurant combines traditional ingredients with an energetic setting that becomes increasingly atmospheric after sunset.
Its elevated location adds a sense of occasion to dinner. Munich’s rooftops and city lights remain visible beyond the restaurant, while the adjoining bar offers a natural continuation for drinks later in the evening. The space works for hotel guests while holding enough identity to attract a local audience.

The Green lounge provides a softer daytime environment. Its light palette and tactile materials reference Munich’s connection to nature, creating a relaxed setting for snacks, the hotel’s signature tea and Koenigshof cake.
The Gold day bar introduces a more social atmosphere, with access to a terrace overlooking the city. Its menu includes the Koenigshof Bellini, developed as the hotel’s version of the classic cocktail. Together, the three spaces give the property a dining rhythm that changes from quiet mornings to more animated evenings.

Wellness and Amenities
Koenigshof approaches wellness through privacy. Its Private Spa connects directly to the Grand Presidential Suite and includes a pool, sauna, experience shower and spa lounge. Guests staying in the Panorama Suite, Terrace Suite or Presidential Suite receive complimentary access, while those in other room categories can reserve the space for an additional fee, subject to availability.
This model creates a more intimate experience than a conventional shared hotel spa. Personalized treatments can also be arranged, allowing guests to use the area as a private extension of their room.

MetoSphere, an independently operated longevity hub within the hotel building, offers additional programs and treatments focused on long-term well-being. Guests can book selected packages together with stays in designated suites.
For meetings and private gatherings, The View and Studio accommodate up to 50 guests. The View includes audiovisual technology, a private bar, a lounge and direct access to the rooftop terrace. The spaces suit board meetings, presentations and smaller events that benefit from privacy and elevated views.
The hotel also offers 116 parking spaces, including 14 electric charging stations, valet parking and direct lift access into the building.

A City Hotel That Understands Its Setting
Koenigshof never attempts to disguise its location. Karlsplatz remains active, crowded and unmistakably urban. The hotel uses that condition as part of its identity, creating distance through height and spatial planning while keeping Munich visible from its public rooms, terraces and suites.
Nieto Sobejano Arquitectos gives the property a clear architectural presence, though its strongest moments come from the way guests progress through the building. The elevated lobby creates an immediate change in pace, while the upper-floor restaurant and terraces reveal the city from a different perspective.

The generous accommodation, central address and focused dining offer make Koenigshof especially suited to travelers who value architecture and space alongside conventional five-star service. It provides immediate access to Munich while preserving enough calm to feel like a genuine retreat from the streets below.
